Short-stay management in KL: an owner’s checklist

Before handing over a unit for short stays, agree what can be operated and who will do each task. Use this checklist to prepare a conversation with Homyu (M) Sdn Bhd.

Updated 2 November 2026

Check the building and the actual unit

Share the building, location, current condition, furnishing status and intended start date. Building rules, permitted use, access arrangements and applicable requirements must be checked before deciding whether operations can proceed. Not every unit is suitable for short stays.

Agree the operating scope

Identify the work you need: setup, photography and listing preparation, guest communication, check-in coordination, cleaning, linen and repair coordination. Agree response hours, emergency contacts and approval authority before work begins.

Understand the fee base

Under Homyu’s current published terms, actual platform fees are deducted first, followed by the agreed cleaning charge. The remaining amount is allocated 80% to the owner and 20% as Homyu’s operating fee. The owner’s allocation is before owner expenses; it is not net profit.

Read an example without treating it as a forecast

If the amount after platform fees is RM 5,000 and agreed cleaning is RM 500, the allocation base is RM 4,500. The owner allocation is RM 3,600 and Homyu’s operating fee is RM 900. Homyu receives RM 1,400 including cleaning. This is an illustration, not past performance or a return guarantee, and excludes refunds, taxes and additional costs.

Confirm payouts and owner-funded costs

Each party receives its share through a verified payout split. Homyu does not hold the owner’s share until month-end. Channels without a supported split are excluded until agreed in writing. The owner pays utilities and building charges directly; repairs, furniture and appliance replacements follow the agreed approval process. Payout timing depends on platform, account and bank processing.

Set reporting and handover expectations

The current published reporting deadline is the 10th of the following month. Agree how bookings, costs, allocations and confirmed receipts will be reconciled. Review cancellation, refund and service-ending arrangements before signing. The signed unit-specific agreement determines the actual scope, fees and responsibilities.
